We start with a one-on-one conversation, either in person or via video, where I listen carefully to your goals, timeline, preferences, and any concerns. This session helps clarify what matters most to you, so I can tailor my approach around your priorities.

For every serious contender, I personally inspect the property and provide a comprehensive video walk-through with commentary to you within 48 hours. You’ll see beyond the surface; layout, flow, condition, and potential issues - all reviewed with your brief in mind.

Alongside the property, I assess the liveability of the location. I include a tailored Liveability Snapshot that outlines:
Walkability to parks and dog-friendly areas
School and childcare catchments
Health services, cafés, and grocery access

I research comparable sales, pricing trends, and property-specific risks or red flags. This includes title checks, flood overlays, renovation permits, and resale factors, giving you a solid foundation before you make an offer.
I coordinate a full body corporate (strata) records inspection with a specialist searcher (third-party fee, quoted first) and translate the key findings for you. Search includes: current levies, sinking fund balance, recent minutes, insurance, by-laws, special levies and any proposed works.

Whether you’re making a private offer or bidding at auction, I handle the process calmly and strategically. With no emotional involvement and clear price limits, I negotiate hard on your behalf to secure the property on the right terms.

Once a contract is signed, I stay with you through to settlement. I coordinate with your solicitor or conveyancer, help you meet key dates, and stay in touch with the selling agent to ensure everything runs smoothly to the very end.
