Tailored Services to Suit Your Situation

Where you are now determines what you need next. Pick the path that fits and I’ll shape a simple plan around it.

Not every buyer needs full advocacy; sometimes, you just need the right support at the right moment. Whether it’s expert bidding, strategic advice, or an on-the-ground walkthrough, these targeted services are designed to give you clarity, confidence, and control.

Let’s take the stress out of buying

Whether you're relocating, upgrading, or investing, I bring experience, insight, and a steady hand to the process, helping you feel informed, supported, and confident at every stage.

Relocating to the Gold Coast

You need eyes on the ground and calm guidance. I prioritise inspections, record clear video walkthroughs, and coordinate due diligence so you can decide with confidence from afar.

Best fit: Full Buyers Advocacy or Premium Walkthrough

Time-poor local

You know the neighborhoods; now you want a disciplined search and firm negotiation without losing weekends to opens.

Best fit: Full Buyers Advocacy or Negotiation-only

Investor Brief

Make smart, low-drama decisions. I help define the strategy (yield vs growth), shortlist suburbs, sanity-check body corporate, and negotiate hard on terms and price.

Best fit: Full Buyers Advocacy (investor focus)

  • Independent, in-person inspection and expert feedback, before you commit.

Perfect for serious buyers who can't attend in person. I inspect the property for you, assess its condition and suitability, and report back with clarity and honesty, all from a buyer’s point of view, not a salesperson’s.

    Includes:

Personal Property Inspection: I attend the open home or private viewing on your behalf. With years of housing experience, I notice things others miss, from layout quirks to light flow, street appeal, noise, and red flags.

Live Video Walkthrough (Optional): You’re welcome to join the inspection live via video call. That way, you can ask real-time questions as I walk through the space, whether it’s about the storage, finishes, room size, or whether you can hear traffic from the back deck.

Detailed Walkthrough Video with Commentary: You receive a clear, narrated video tour filmed onsite, not just a walk-through, but expert commentary on how the property presents, what to be cautious of, and how well it aligns with your brief.

Fit-to-Brief Evaluation: I evaluate how closely the home matches your wish list, lifestyle needs, and budget. I highlight where it hits the mark, and where it doesn’t, so you can decide with confidence.

Local Liveability Snapshot: Alongside the property, I report on the suburb’s feel and function: nearby cafés, schools, commuting links, dog parks, and general atmosphere. You’ll get a feel for how life might look there, not just the house.

Body corporate sanity check (where relevant): A quick screen of any strata docs provided (levies, minutes, by-laws, recent works). For a full records inspection, I can arrange a specialist strata searcher (third-party fee).

Strategy Call (Optional): If requested, we follow up with a call to discuss your options, including offer timing, price guidance, or whether to walk away. It’s a strategic sounding board designed to save you time and money.

    Scope and Limits:

    • One property, one inspection window. Payable on booking.

    • If you upgrade to Full Buyers Advocacy within 30 days, a $1,500 credit applies (once per client).

    • The walkthrough tier includes a brief screen only of available body corporate items. Full strata records inspections are arranged via a specialist searcher and are billed separately. I’ll explain the findings in plain English.

    • Independent buyer advice, not a building inspection or a valuation.

    • Travel outside the Gold Coast is quoted on request.

    • Full terms on the T and Cs page.

  • You’ve found the property — now let’s secure it.

If you’ve done the searching yourself but want help with the critical next step, I’ll manage the negotiation calmly, confidently, and to a clear plan.

    Includes:

Property Review & Value Check: I assess the property’s true market value using comparable sales, market trends, and my local insight. This ensures you go into negotiations with clarity and confidence.

Offer Strategy & Negotiations: I craft a personalised strategy that aligns with your goals, whether that’s speed, price, or risk management, and handle all negotiations with the selling agent to get the best outcome.

Liaison with Selling Agent: I speak directly with the selling agent throughout the process, removing the emotion and pressure from your end while maintaining momentum behind the scenes.

Contract-to-Settlement Oversight: Once the offer is accepted, I stay involved until settlement — helping you navigate the contract terms, conditions, and key milestones.

    Scope and Limits: ‍ ‍

    • One property, one vendor, up to three negotiation rounds. Payable on instruction.

    • If you switch properties or vendors, a new fixed fee applies.

    • I manage strategy, price limits and agent liaison; you remain the legal party to the contract. No legal or financial advice.

    • Auction bidding is a separate service unless we agree otherwise in writing.

    • Third-party reports (building/pest/strata/valuations) are arranged as needed and paid by you.

    • Travel outside the Gold Coast is quoted on request.

    • Full terms on the T and Cs page.

  • Professional, calm representation on auction day.

If you’re nervous about bidding, or simply can’t attend, I’ll represent you with a clear limit and a smart strategy

    Includes:

Pre-Auction Price Guidance: I provide independent advice on the property’s value, recent sales in the area, and likely price outcomes — so you know what you’re walking into.

Live Auction or Phone Bidding: Whether attending in person or via phone, I represent you with calm focus and zero emotion — keeping to the agreed bidding strategy and ceiling.

Documentation Handover: If successful, I manage the paperwork handover and contract process, liaising with the agent and your legal representative as needed.

    Scope and Limits:

    • One auction event on the booked date (in person or phone bidding). Payable on instruction.

    • Includes a pre-auction briefing to set strategy and a clear ceiling.

    • If an auction is postponed once with >24 hours’ notice, I’ll re-attend at no extra charge. Further changes may attract a re-attendance fee.

    • Outcome isn’t guaranteed; I bid to your agreed limit and terms.

    • No legal or financial advice. Travel outside the Gold Coast quoted on request.

    • Full terms on the T and Cs page.

  • Early-stage guidance to get you moving in the right direction.

Ideal if you’re still researching suburbs, timelines, or logistics and need expert insight before you’re ready to buy.

    Includes:

60–90 Minute Personal Consultation: We connect via Zoom or in person for a comprehensive planning session. You can ask questions, explore your options, and get tailored advice.

Suburb Mapping & Suitability Advice: I provide honest guidance on suburbs that suit your lifestyle, school needs, and budget, including up-and-coming areas and those best avoided.

School Zones, Commute & Lifestyle Fit: We explore how different locations may affect your daily life, from school catchments and travel times to community feel and weekend living.

Tailored Plan & Next Steps: You’ll walk away with clarity on where to focus, how to prepare financially, and what the next logical step is for your timeline and goals.

    Scope and Limits:

    • 60–90 minute consult (Zoom or in person). Payable on booking.

    • Advisory only — no inspections, negotiations or contract work. No legal or financial advice.
