Live Video Walkthrough (Optional): You’re welcome to join the inspection live via video call. That way, you can ask real-time questions as I walk through the space, whether it’s about the storage, finishes, room size, or whether you can hear traffic from the back deck.
Detailed Walkthrough Video with Commentary: You receive a clear, narrated video tour filmed onsite, not just a walk-through, but expert commentary on how the property presents, what to be cautious of, and how well it aligns with your brief.
Fit-to-Brief Evaluation: I evaluate how closely the home matches your wish list, lifestyle needs, and budget. I highlight where it hits the mark, and where it doesn’t, so you can decide with confidence.
Local Liveability Snapshot: Alongside the property, I report on the suburb’s feel and function: nearby cafés, schools, commuting links, dog parks, and general atmosphere. You’ll get a feel for how life might look there, not just the house.
Body corporate sanity check (where relevant): A quick screen of any strata docs provided (levies, minutes, by-laws, recent works). For a full records inspection, I can arrange a specialist strata searcher (third-party fee).
Strategy Call (Optional): If requested, we follow up with a call to discuss your options, including offer timing, price guidance, or whether to walk away. It’s a strategic sounding board designed to save you time and money.
